Yorba Linda Temple VDC & BIM Coordination

Introduction

As VDC Managers for the Yorba Linda Temple project, we oversaw the Virtual Design and Construction (VDC) process to coordinate detailed building systems. These temples require intricate planning, including decorative painting and crown molding. We worked with MEPFS coordinators to integrate trades efficiently. Using BIM methodologies, we resolved conflicts, optimized workflows, and delivered a well-coordinated model for smooth construction with minimal rework.

Challenges

Complex Coordination Issues:

  1. King Studs & Ductwork: Modeled king studs to assist the framer, who lacked BIM capabilities in adjusting framing where standard king stud conditions were not feasible.

  2. Ceiling Coordination: Coordinating MEPF elements in the ceiling along with ACT ceiling tiles, decorative painting, and detailed crown molding to ensure seamless integration and maintain design integrity.

  3. Plumbing Reroute: The plumbers identified several issues with the plumbing layout and local California code at the onset of the project. Venting risers were adjusted, and the entire basement plumbing was revised through RFI to ensure compliance and efficiency.

  4. Structural Steel Integration: Coordinating steel stairs, ensuring compatibility with MEP layouts, and accommodating duct openings from rooftop mechanical units.

  5. Chandelier Hoists & Cables: Coordinating MEPF systems to avoid clearances required for chandelier hoists, pulleys, and wires connecting chandeliers to motors—an uncommon challenge in most commercial projects.

  6. Fire Protection Subcontractor Engagement: The FP subcontractor struggled to keep up with our coordination schedule. To mitigate risk, we identified all outstanding clashes under their responsibility and had them sign off, agreeing to resolve these clashes in the field at their own expense.

  7. Insulated Concrete Forms (ICF) Exterior Walls: ICF is a sustainable and increasingly adopted construction envelope. We adjusted vertical plumbing lines to preserve its thermal integrity and fit vent stacks efficiently, requiring careful coordination to avoid wall assembly interference, especially in tight spaces.

  8. Site Coordination: Modeled root balls for tree locations and storm drains to prevent MEP line conflicts. We identified and resolved clashes among site utilities, tree root balls, and between utilities themselves.

Solutions & Methodology

Leveraging Technology for Efficiency:

  • ACC (Autodesk Construction Cloud) & Navisworks: Used to identify and close 650+ issues efficiently.

  • Automation Tools: Implemented custom Dynamo scripts, including:

    • ACT Ceiling Grid Placement for accurate ceiling layouts.

    • King Stud Placer Script to resolve duct coordination.

    • 3D Room Tag Placer for improved model navigation.

  • Progressive Model Releases: Delivered coordinated models in phases using Procore’s BIM Models tool, ensuring each trade received timely updates.

  • Collaboration & Communication: Worked closely with MEPFS coordinators and Zwick Construction to refine designs and resolve clashes proactively.
